Broad PoA is the single biggest mistake
A general Power of Attorney that lets the holder sell, mortgage or lease property without further consent is the leading cause of NRI property loss in India. Never grant one to anyone — including family — without advocate review.
What a safe PoA looks like
Specific (limited to one task), time-bound (expires in 6–12 months), revocable, registered with the sub-registrar where the property is located, and apostilled at the Indian consulate where you live. Keep originals in two separate locations.
Revoking a PoA
Revocation requires a written deed, registration with the same sub-registrar, public notice in a local newspaper, and intimation to all relevant authorities (society, municipal corporation, banks). An advocate should handle each step.
